Rettig asked if the concern with the width of the private road has been addressed. Moore said yes, it meets criteria. He said some neighbors had some concerns about the fence, so he and Dvorak reviewed the fence agreement. For the fences that abut agriculturally used ground, the applicant has assumed all responsibility for them once the neighboring ag user asks for that. Glen Meisner of MMS Consultants, Inc. spoke for the application. Sullivan asked why the outlet is not left with existing agricultural parcel. Meisner said the outlet contained the original farm buildings, and he thinks Fetzer wanted to re-tain all of the buildings and the other land is being sold to a neighbor. Sullivan asked if the buildings will stay where a house will be built. Meisner said there is an old house lo-cated on Lot 1, so the outlet will contain the remainder of the buildings and it will remain one piece. Stutsman asked if the applicants under-stand the fence agreements. Meisner said he does not know for certain, but he will make sure the ap- plicants are informed. Dan Raim said he understood that only a one lot farmstead split is possible. He asked if the lane will be shared with the existing property and why the farm did not stay to-gether since it was sold by the same owner. Moore said a farmstead split is normally for one buildable lot, which means what is being cut off can either have a house on it or can be bare ground where a hous~ can be built without going through the rezoning process. He said the Coun- ty's ordinance does not prohibit the creation of a second, agricultural outlet that cannot be built on residentially. It can have agricultural uses. There is only one buitdable lot being created that is smaller than 40 acres with an agricul-tural outlet. A farm of approximately 45 acres is left over that can be built on.
